Site History

The site was previously owned by Rocky View County and used as a storage yard for highway maintenance. At that time, the property was designated under the Urban Holdings District (UH). This district allows temporary and limited uses until future development is considered through formal municipal planning processes.

In 2024, the property was purchased by San Developments Airdrie Ltd. The new owner is exploring the possibility of developing the site for multi-family residential housing in the form of townhomes.

To support this potential future use, a Land Use Redesignation application has been submitted to the City of Airdrie and is currently under review.

As the City’s review continues, the project team plans to host a virtual information session where residents can learn more and ask questions. The date has not yet been set. After the City completes its review, a public hearing will be scheduled by the City of Airdrie.

Frequently Asked Questions

A Land Use Redesignation is a request from a landowner to change what types of development are allowed on a property. It is the first step in the development process and is reviewed by the City before any detailed design or construction can occur. The process typically takes one to two years. A Land Use Redesignation does not approve a final site plan, building design or construction. It only sets the rules for what could be built in the future.

The City reviews how the proposal fits with planning policy, infrastructure and servicing capacity. As part of this review, technical studies are prepared by qualified third-party professionals, including engineers, biologists and transportation specialists. These studies include:

  • Transportation: to assess traffic volumes, intersection safety, access and parking.
  • Environmental: to review soil types, vegetation and wildlife on and near the site.
  • Servicing: to evaluate water, wastewater and stormwater capacity. 

These studies help the City determine whether the Land Use Redesignation can be supported by existing infrastructure and, if needed, what upgrades would be required.

The Land Use Redesignation is not a final site plan. A detailed site plan will be prepared and reviewed at a later stage in the process. The Land Use Redesignation is the first step in development and proposes that the site could be used for townhouse-style housing in the future.

The draft site layout shared in the information flyer shows townhouses up to a maximum of three storeys. It also shows on-site parking for residents, rather than parking on nearby streets, along with shared landscaped amenity areas for residents.

Final building height maximums and the total number of units would be confirmed through the City review process.

Public services such as schools, health care and recreation facilities are planned and delivered through separate City and provincial processes. These services are considered as part of the City’s review of a Land Use Redesignation. However, decisions about planning and providing public services are made independently from the Land Use Redesignation process and do not involve the applicant.

Property values are influenced by many factors beyond any single development. These include a neighbourhood’s location, housing supply and demand, individual property conditions, interest rates and broader economic trends. Collectively, these factors are reviewed and analyzed through market studies prepared by the City, real estate professionals and independent economists. Market conditions are considered as part of the City’s review of a Land Use Redesignation application, along with approved planning policies. However, individual property assessments are determined through separate public and private processes and are not part of the Land Use Redesignation review. All proposed units are anticipated to include a double-car garage. In addition to private garage parking, visitor parking will be accommodated on site. Visitor stalls would be designed as part of the overall site plan and reviewed by the City of Airdrie to ensure they meet municipal requirements. Parking supply and layout will be confirmed through the detailed development stage and City review process.

All proposed units are anticipated to be for purchase. At this time, no rental units or affordable housing units are proposed as part of this development. The intent is to develop townhouse-style homes for individual ownership. As with all applications, final details will be confirmed through the City review process.
